Hilton Head Beach Villa 12

We enjoyed our stay at Hilton Head Villas. The property was clean with an updated kitchen & bath. The mattresses were very uncomfortable. The grounds were beautiful , with a short walk to the beach. The pool was unheated & too cold to swim, but was very clean. Everything else met our expectations!

Overall enjoyed our stay. Location to beach great. Pool great for kids. Bike rental across street very convenient. Majority of things worked well. Dishwasher bottom rack broken and prohibited the bottom water arm from spinning. It appears to have been broken prior to our arrival. Management was notified but item never repaired or replaced. Patio Screen door of kitchen did close properly. Lastly no way to lock door after leaving from lower level patio door. Despite these issues would stay again hopefully management will fix these issues.

We really enjoyed this condo. The location was fabulous - close to the beach and pool. Since this is an end unit, there was plenty of privacy. The charcoal grill was a plus too.

My family of six just got back from Hilton Head and stayed in this Villa. Overall, it was a positive experience and we would rent it again. However, the pictures and description made the Villa look a lot larger than it really is. Also, it is not up to date. The decor looks great in the pictures but in reality the unit needs modernizing. The TV in the basement and bedroom were the old style tube TV. My kids brought their PlayStation and could not hook it up to the basement TV. The kids beds were creaky. Some of the light switches did not work and there were labels on them to tell you which ones worked and which ones didn't. There is virtually no view from the balcony. On the bright side, the washer and dryer worked great. All of the bathrooms had been remodeled and were very nice. The best part is the location. The complex is right on the beach and only a 5 minute walk to Coligny.

the Hilton Head Beach Villa 12 was exactly what our family needed. It was as described in the reviews and the property manager was wonderful. Very comfortable place to rewind and refresh.

We had a great time in a great location. There was quick access to the beach, an other areas of interests. The pool area was also very nice, and was open to allow an ocean breeze, which was very nice. It was an overall wonderful time.

Property is as stated/pictured with no surprises. New couch was nice and comfy. Great place for families; quiet after 9 PM. Needs some baking sheets & at least 2 wash clothes per person esp. w/small children. Money well spent making memories w/ the grands. Would like to have darker blinds/curtains in master & hope the building next door is finished in the next year. Vacation Time is very easy to work with and honest regarding questions about the property. Love the layout and location of the townhouse! We tried some new restaurants and enjoyed shopping at Coligny Plaza for gifts to take home. Enjoyed the squirrels and Carolina wrens in the yard/trees. Look forward to visiting again!

The townhouse itself and surrounding areas were very clean. We loved the close proximity to the beach, Coligny Plaza, restaurants, and activities.

All systems functioned well. Unit ugly in appearance. Poor view out of the back of the unit. In spite of the short comings of the unit, the rental experience was very positive. Recommend that this unit be refurbished and updated. Did not compare favorably with other units our family rented during this stay.

Our son and daughter-in-love arrived an hour before we did and they were allowed to secure keys and check in with only a phone call from me. The condo was actually better than expected. It was very clean and the linen provided was high quality and immaculate. We loved the secluded corner unit with shade and the grass covered lawn to walk on when we made our way to the beach. The lawn was a great place for kids to play and the complex was very family oriented. By 10:00 PM it was pretty quiet. The ocean view was minute, but could have been better with some trimming of shrubbery and trees. The only problem we encountered was the early morning noise from the construction next door. The beds were comfortable, the wifi was exceptional, den TV was upgraded to nice size flat screen, and gated area made for a better sense of security. The pool area was nice as well. This trip was a great return to an island we had not visited in over 20 years. We hope to return soon!

This is my fourth year staying in unit #12 at the Hilton Head Beach Villas, and it just keeps getting better. Added to the townhouse is a beautiful flat-screen TV in the living room. The view of the ocean has also improved with the association cutting back some of the shrubbery along the back fence. Trim the shrubbery a little more and the ocean view will be what it used to be. The unit is always clean and comfortable, and the office staffers are precious to work with. I’m already booked for my 2016 sabbaticals in Beach Villa #12.

The week was wonderful. My family was comfortable in the unit. We did not like crossing the mud to get to the beach, so we will most likely try to stay in Ocean Club in the future.

This property provides comfort, privacy, and more than enough sleeping space for guests during my month-long sabbaticals to Hilton Head Island. It's just a skip to the beach and a short walk or drive to nearby shopping. Biking is my favorite pastime and bike paths are right across the street from this complex. All the comforts of home and more are right at my fingertips!

I thoroughly enjoy my month-long "r & r's" at Beach Villa 12. The accommodations are very comfortable for me and my guests. Everything I need for cooking and entertainment are supplied. I enjoy the tranquility and beauty of The Beach Villa complex and the ocean view from the second-floor deck. Staff members of Vacation Time of Hilton Head are always helpful and friendly. I’m looking forward to returning next spring.

Our condo was in excellent condition. Very clean. Good supply of linens and kitchenware. Be sure to take staples such as salt, pepper, coffee, filters, etc. because only paper towels and a small amount of dishwasher detergent/dish soap are provided. Televisions had good reception and there was a DVD player as well. Internet service was great.
Wonderful pool including a children's pool. Plenty of lounge chairs poolside. Nice patio set and chairs on the balcony. There was an outdoor grill as well.
The location in South Forest Beach made easy access to restaurants, shopping and the beach. To get to the north end of the island the expressway/toll road was a short drive away and to get to the north end took about 5 minutes using it.
The rental folks were efficient and courteous. They are great at answering all your questions--very helpful.

I'm sorry, but I thought I had already answered your request earlier. From the beginning, of by word of mouth,and going online, I was very impressed. The ladies who helped me on line were very courteous, kind and most helpful. Each time that I spoke with someone by phone.....always the same. The day I arrived to pick up the keys, etc., same thing all helpful and courteous.

The Hilton Head Beach Villa #12 is the ideal location for a month's getaway for a writer such as myself. Tucked in the corner of the property, the unit is private, yet has a view of the ocean and beautifully landscaped pool area. The townhouse is adequately furnished for cooking-in and entertaining guests. The beds are comfortable and the decor is pleasant. I've already made a reservation for next year!

Another month in Beach Villa 12 was "pure pleasure." The unit, as always, was ideal for entertaining friends and family. But when the guests were gone, serenity in the Beach Villa complex provided much needed time for "R & R" and time alone with God.

My guests are never disappointed with the accommodations in unit 12. The beds are comfortable and the unit provides privacy for all with separate bathrooms and an additional living area downstairs. I like the upgrades the owners have made over the past few years. The kitchen is very well furnished.

Kudos to the staff at Vacation Time at Hilton Head for always handling my reservations with care and professionalism.

I continually tell friends about the Villas when they ask where to stay on the island.

This is my third year of month-long visits to Beach Villa #12. It's a wonderful vacation home with a serene environment for getting away from it all by myself and has ample room for my guests without compromising privacy. The accommodations are comfortable, with all the amenities of home. The Beach Villa complex is beautifully landscaped and immaculately cared for. I enjoy the lovely ocean view and easy beach access. The staff at the property management company are very friendly and accommodating. I'll see you in the fall.

I have thoroughly enjoyed staying in Ocean Villa 12 for the past two years. It's a great location with a view of the ocean, in a setting that is beautifully landscaped and private. The interior is tastefully furnished and comfortable, like being home when I'm away from home. It's a great place to rest and write as well as entertain family and friends. I'm already looking forward to my next visit.

Overall no major complaints. My suggestions would be that outside the entryway, porch and patio area could have used a little more attention. Also the lighting in the master bathroom could definitely be improved. Location was Perfect. The stairs could be a real issue if you have toddlers. We brought a gate but could not get it to secure tightly due to wall and stair poster not level.

the layout of bedrooms met our needs perfectly. the unit was clean and ready. The lower outside area could have been wiped down a bit better (spider webs/dirty chairs downstairs patio) Relentless mosquitos! and stains on rugs were disappointing.

The beach villas were by far the best place that my family has stayed at in Hilton Head. The location was great a short walk to the beach. The villa had plenty of room we had a total of 8 people. I can't wait till next year.
