Hilton Head Beach Villa 23

Excellent property for 4 adults and 3 children. Perfect location, convenient to all attractions. Clean property, TVs in every room. All you need in the kitchen. We'll definitely be back to rent this property again.

The layout was expected with lots of places for people to lay their heads. The gated community is safe and grounds are maintained well.

Stayed for a week in September with my son and his family. The condo was very clean but we had a few issues.. baby pool not functioning and dirt/ mold in one of the bathrooms. Went to office since it was across the street and spoke with staff. All issues were handled very quickly and staff was helpful and friendly. Pool was actually been repaired at that time

We’ve stayed at the Hilton Head Villas complex for more than 25 years and have stayed in a number of the units. Would describe this unit as “average”. It was clean but could use some updating. No ice maker in the fridge. Management did respond quickly to one issue in the bathroom.

We have been coming to Hilton Head for the last 13 years and staying at the Beach Villas for the last 10. It is always a great experience we have never had a bad trip. Unit 23 was no exception it worked out perfectly for our trip. We would recommend it to anyone. We love this complex and any unit is always great we will try to rebook unit 23 if possible in the future.

We were very pleased with all aspects of Villa 23. Close to the pool and beach. Great kitchen and living areas and the shower water pressure was incredible! The one shortcoming was that a new non-stick frying pan is well over due. Great week at HHI!!!

The Hilton Head vacation rental was spotless when we arrived. The living room furniture & den furniture were new & not at all what was pictured.. time to update the photos. The kitchen was well stocked with everything needed except for pot holders. The location was ideal for my family. The baby pool & big pool were right outside the villa’s back door. The beautiful beach was a 2 minute walk. Jimmy & Michael from Vacation Time rental were very helpful & knowledgeable. They were a pleasure to work with. I will definitely be a return renter.

Well needed Beach trip during this crazy 2020 year
Always enjoy coming to Hilton Head & staying at Beach Villa #23 due to location & meeting old & new friends. “23 does need to do some updating & carpet needs to go in the 2 upstairs bedrooms. New blinds wouldn’t hurt since some panels are missing. However agian love the location & working with the professional & courteous staff at VTHHI.

The condo was very nice. The location is great being so close to the beach. It was a wonderful vacation spot. My only complaint was there was no ice maker in the freezer. Making ice cubes or buying them got very tiring.

Fun again with family
Once again professional friendly staff at VTHHI & a pleasure seeing working with them. Fun trip and good to see previous and make new friends at Beach Villas. Only suggestion for “23 is to remove the old carpet upstairs, some new blinds that will close and a deep cleaning. We really enjoy staying at condo and hopefully back soon.

The Condo was in a GREAT location. Nice that it is gated, so little traffic. Close enough to walk to restaurants and shops. Loved having super close walk to the beach with small children and just steps from the pool! But this condo definitely needs to be updated. The bed in the lower level room had dead bugs under it and pillows were dirty looking. Upstairs bedrooms were cleaner. LR sofas are worn and Fridge is on its last legs. But great TVs in all the rooms and flooring was new in most of the condo. Overall it was a good place to stay for the week.

The owner takes great pride in maintaining his villa and has replaced the sofa in the downstairs family room and is considering replacing the sofa in the living room. The refrigerator has been replaced.

We enjoyed our 3 month snowbird stay. One of our favorite things about this unit is the south facing private balcony. It filled the kitchen and living area with lots of sunlight on the winter afternoons.
The unit does require a bit of TLC. The bathrooms were dated (lots of brown/tan tiles), the tub had the hot and cold water lines reversed, The dressers in the top two bedrooms had draws that did not open. These things are not showstoppers. We would recommend this unit to our friends (and we might even stay there next year). The unit has problems but they are minor.
The location was great, and Coligny Plaza was a 10 minute walk from this unit.

Just right! We have been coming to VTHHI-use to be Adventure Inn for over 20 years and stayed with different properties with them. Now that my family has expanded we moved to Beach Villa and love the location. My grandchildren love the pool and ocean close by plus the rabbits that run @ and soft grass to play on. You could not ask for a more professional and courteous staff plus have meet some nice neighbors that we have seen now over the years. And again the location is close to Coligny and Harbor Town. We will be back!

Fabulous complex with direct access to the beach but this unit needs some updating. The mattress seemed new but it was uncomfortable. The place was reasonably clean but we were rushed out by the cleaning staff well before the 11am departure time when they showed up around 9:30/9:45am.
Overall we love this complex and with this unit you get a clean and adequate facility.
I just wish that certain guests would respect others enjoying the pool by taking their diapered babies to swim in the lovely kiddie pool available specifically for them.

My family of 4 went to HHI for the first time just for the weekend. Accommodations were made for our late arrival. Location was perfect! Close to the beach and close to the bike trail. Unit was spacious, clean and well-stocked. Could use some updated carpets. Would definitely visit again.

Great time and this year no major storms for this Labor Day Holiday. Always friendly professional staff at VTHHI with good suggestions of where to eat and shop locally. We really like staying at Beach Villa and this year was in much better condition and only suggestion would be to do away with the carpet. All was in working order and no complaints. Plan to be back next year and yes would recommend to others.

You can never go wrong with the helpful, friendly and professional staff at VTHHI. We've been staying with this company at their different properties for over 20 years and will be back. NOTE: Carpet could be removed and spruced up a bit but we like staying at Beach Villa as we have met such nice people there and love the location.

Who would have thought that 2016 Labor Day Weekend would have an unfriendly Hurricane named "Hermine" to a beautiful place like Hilton Head. But obviously "Hermine" decided not to stay @ and moved on out so that we could have a gorgeous weekend at the beach. And it was just wonderful! We have stayed at many different locations with 'Adventure Inn- Vacation Time of Hilton Head" for well over 20 years and we keep coming back and only wish could come more often. The staff are always professional, courteous and helpful. We now stay at Beach Villas as it fits our family needs and has everything from the pool, on the beach, and the best grass ever for the kids to play and chase the rabbits. Plus we have meet the nicest people while staying at Beach Villa. We will be back and highly recommend others to stay with Vacation Time of Hilton Head. If never been to Hilton Head would suggest you contact the friendly staff of VTHHI for great time on Hilton Head Island.

As usual we enjoyed the convenience of staying at Beach Villas. This was our 3rd year in a row staying in #23. We did all agree that the carpet in the living room area needs to be replaced. The shower door in one of the bedrooms was inoperable and a shower curtain had been hastily put up for the guests. There is furniture, etc. outside the ground level door that needs to be hauled off. It's obviously not used any longer and is propped up against the condo. The grass in the pool area needs some work. We're used to the grounds being very well kept but this grass has progressed into a large patch of dirt. Last but not least, we were there a week and the entry gate was open at least 75% of the time including at night. We stay at Beach Villas for security and privacy. The gate need to be closed unless cars are coming in.

I have forwarded your review to the owner. I know the property manager (incharge of grounds) has been replaced, so hopefully by next year we will have a grenn lawn there once again. The gate is also being replaced.

My family had a great time staying over Thanksgiving. The place was able to accommodate our three children on the bottom level and provide enough space for a game room down there, while my wife and I were in one of the "master" bedrooms and my mother stayed in the other (both upstairs bedrooms have their own bathrooms and are each worthy of "master" status, which is nice). The wi-fi worked well, and we were able to really enjoy some football on the huge TV on the main level. It's a great place to stay if you have kids!

Second time staying here. Enjoyed it again. Having 2 large bedrooms upstairs and a room with a double bed and bunkbeds downstairs was perfect for us. Huge TV upstairs made Thanksgiving football games and kids movies better!

Overall, it was good. Villa needs interior painting. Also, furniture in living room area is very worn and needs replacing. It detracts from the appearance of the villa. The location was good.

Beach Villa #23 was perfect for the three adult couples who were present! The unit is spacious, with an updated kitchen. The "split level" layout with three bedrooms and three full baths provided a social area as well as adequate privacy. Our only minor complaints were the lack of electrical outlets in the downstairs bath, and no internet (wi-fi) access. Easy and convenient beach/pool access--we loved it!!

Our fourth year at this property - and we'll probably be back for a fifth next year. The property has lots of green space (room for kids to play) and easy access to the ocean. The bathrooms have been updated and the two living rooms and two upstairs bedrooms have televisions. Big screen HD in the living rooms, not sure about the bedrooms. Furnishings not new but mostly comfortable, although the mattresses are not the most comfortable for some of our party. The kitchen works well for us, it feels clean and bright and has enough storage and counter space. There are only six kitchen chairs so we bring in two plastic chairs from the porch when we all eat together. We feel that we can't beat the price for ocean proximity and space. Any problems have been addressed promptly by the rental agency.
